TERMS AND CONDITIONS
Short Lets in London Ltd (SLIL)
By making a booking with SLIL or staying at any property managed by SLIL you and your guests agree to be bound by the following terms and conditions. Please read them carefully.
Your contract is with SLIL.
The general terms and conditions herein together with SLIL’s booking confirmation constitute your contract with SLIL and are further supplemented by the internal rules and regulations that apply specifically to the property where you have booked your stay.
We accept payment from most major credit/debit cards via secure link, or by online bank transfers. All amounts required are to paid in clear funds prior to arrival.
The rental payment requirement for each property is identified during the booking process, including accommodation and security deposit and remaining accommodation fee payments, and confirmed on the SLIL booking confirmation.
Non-payment of the rental balance by the advised due date will constitute a basis for SLIL to immediately cancel your booking and forfeit your accommodation deposit.
Once your booking has been successfully completed, a SLIL booking confirmation will be sent to your identified email address. A property is not secured until your booking is completed and we have sent you a booking confirmation.
If you do not receive your booking confirmation within 24 hours from the time of booking, please contact our Head Office on 0044 (0) 203 637 0064.
For non-refundable bookings, the credit/debit card used for payment may need to be presented on check-in.
The 'Guest' named in the booking confirmation must be the person staying at the property otherwise, SLIL reserves the right to cancel the booking.
At all times during the booking process, you are advised to ensure accuracy of your booking details (stay dates, property types, rates, number of guest(s)). SLIL will not be responsible or liable for errors in bookings.
For the properties that we operate under a self-check-in system, SLIL will contact you prior checking requesting an original valid photo identification (NRIC, passport, driver’s licence or other identification card or document) to be sent by email. Alternatively, should you choose to check-in in person or for the properties that we don’t operate a self check-in system, you may check-in at Central Park Hotel located on 3-15 Wilberforce Road, N4 and produce your SLIL booking confirmation together with your original valid photo identification document.
All bookings are accepted subject to property availability.
3. Property Rates
Property rates shown on the SLIL website are charged on a per property per night basis.
Meals are not included.
Property rates include VAT.
Property rates and details are correct at the time of publication, but are subject to change without notice.
Property rates are subject to availability and the season.
Maximum occupancies on a property by property basis are specified on the SLIL website.
A maximum of 2 children below the age of 3 years on the day of arrival stay free of charge, and are not counted towards a property’s maximum occupancy.
A maximum of 1 baby cot and 1 high chair may be provided upon request and are subject to availability.
4. Facilities and Services
Unless otherwise stated on the SLIL website, the following are provided in all SLIL properties free of charge: towels, linen, wireless internet, television, central heating, wardrobes, kettle, toaster, microwave, oven, hob, kitchenware, iron and ironing board, hair dryer.
The following are not provided in our properties: room service, telephone.
A SLIL housekeeper will visit a property every 7 nights.
One extra bed may be provided in each apartment at £25 per bed per night, subject to availability.
SLIL operates a strict NO SMOKING policy.
Failure to comply will entitle SLIL to terminate your booking, retain full or part of your security deposit and require your immediate vacation of the property.
Unless SLIL has previously approved in writing, you may not bring the following into SLIL properties: pets or livestock, pillows, bed sheets, duvets or other items of bedding; any electrical appliances and/or equipment for heating and/or cooking purposes.
SLIL reserves the right to remove and/or confiscate any of the above items immediately without notice to you and to charge you for any costs incurred in taking such action.
You may not re-let/sublet the property to any other third party.
You will not organise or permit any parties at the property. SLIL reserves the right to retain full or part of your security deposit and immediately terminate your occupation if this requirement is breached, or if you cause any other form of nuisance or noise disturbance to neighbours. SLIL reserves the right to require your immediate vacation of the property and removal of all of your belongings if SLIL shall, in its sole opinion, deem that you have used the property in an irresponsible manner or in a manner that will compromise the safety of, or cause damage and/or harm to the property, the other guests, staff or any other persons or the reputation of SLIL or cause a nuisance to any third party, without any compensation and/or any reimbursement to you.
You agree that SLIL may enter the property at any time with or without other persons for the purpose of inspection and/or repairs.
6. Check-in and check-out
SLIL operates a strict check-in and check-out policy.
Unless otherwise stated on the SLIL website, the standard check-in is after 15:00 (UK).
Earlier check-in is possible and subject to a surcharge and prior agreement with SLIL.
Unless otherwise agreed by SLIL in writing, a property which has been booked will be held for check-in until 07:00 (UK) the following day of the scheduled check-in date, after which the booking will be deemed cancelled (No-Show) and SLIL shall be entitled to release the property for the remaining stay dates to other guests. No refunds will be provided for a cancelled booking (No-Show).
SLIL operates two types of check-in procedures, depending on the nature of the property. Your SLIL booking confirmation will contain check-in instructions.
Standard Check-in: To receive the keys of the property, check-in takes place at Central Park Hotel reception (contact details below) located on 3-15 Wilberforce Road, N4 2SN, London, and on presentation of a valid photo ID. SLIL will arrange transportation to the property at no extra cost. SLIL will not arrange transportation from the property to Central Park Hotel. All same day bookings operate on a Standard Check-In.
Self Check-in: Upon clearance of accommodation fees and receipt of a valid photo ID, SLIL issues Guests with access codes to the relevant property. Codes are only valid from 15:00 (UK) on the day of arrival until 11:00 (UK) on the day of departure.
You must check out before 11:00 (UK).
If you check-out after 11:00 (UK), SLIL reserves the right, without further notice to you, to charge you an additional 1 night's stay at the then prevailing property rate, remove your belongings into the luggage storage facility and deny you further access to the property. SLIL will not be liable for any loss or damage to your belongings as a result of the action(s) taken.
7. Changes and Cancellations
For standard rate property bookings, your booking may be changed including stay dates, property category and duration of stay, provided your request is made not less than 5 days’ prior to the day of your original arrival date.
A requested booking change is subject to availability and, where rates are more, additional charges being applied.
Non-refundable bookings may not be changed.
Unless otherwise agreed by SLIL, a confirmed booking cannot be varied or cancelled by you by less than 5 days’ notice prior to the day of your planned arrival date.
Unless otherwise expressly stated, no changes or cancellation will be allowed for promotional bookings. Please read the terms and conditions of the relevant promotion carefully.
If as a result of a serious breakdown or failure at a SLIL property, SLIL may (at its discretion) decide that it is not possible to continue with the booking, SLIL will use all reasonable endeavours to find a replacement property acceptable to you, or refund any moneys paid on unused rental. You acknowledge that in such an event, SLIL's liability for damages will be limited to the amount of unused rental, based on a pro rata calculation of unused rental days.
Should a property become unserviceable prior to your arrival, SLIL will use all reasonable endeavours to find a suitable replacement property of an equal standard. In the event of a more expensive property being selected, you will have the choice of paying the difference or receiving a full refund of any moneys paid.
8. Optional Facilities
Luggage storage may be available for (only) SLIL guests at some properties before check-in or after check-out and with prior approval/arrangements with SLIL.
Guests’ use of the luggage storage facilities is at their own risk.
SLIL will not be responsible for belongings left unattended in any property, or for loss of or damage to luggage or personal belongings and/or the contents therein during storage.
Any items located at a property by SLIL or not collected from SLIL storage will be held for a maximum period of 3 months before SLIL’s disposal. Guests are advised to obtain appropriate travel insurance.
Parking may be available at some properties for (only) SLIL guests to park their vehicles. Please consult SLIL prior to arriving if parking facilities are available for your booked apartment.
A daily charge per vehicle applies and no prior reservation is required.
You use the parking facilities at your own risk.
SLIL will not be responsible for loss of or damage to your vehicle or personal belongings and contents therein.
9. Security deposit
A £150-£500 security deposit is required on or prior to arrival, as identified in your booking confirmation.
You will be notified in advance of the exact amount of security deposit required.
The security deposit will be claimed against any damages caused in the property, smoking and noise nuisance.
Partial or full security deposits are normally refunded within 48 hours of check out.
Refund payments are normally cleared within 7 working days of the scheduled check-out date.
You will be liable for any damage caused to the property and / or its contents by you or by any person in your party (whether or not staying at the property) during your stay.
SLIL reserves the right to retain your security deposit and/or retain your credit/debit card details and charge or debit such amounts as it shall in its sole discretion deem fit on the said card(s) to compensate or make good the damage which is occasioned during your occupancy.
SLIL further reserves the right to commence legal proceedings against you to recover compensation for any damage which is occasioned during your occupancy.
11.Right to Refuse Accommodation
SLIL reserves the right to refuse accommodation to any person(s) without any notice and terminate any booking without being liable for any refund or compensation in the following circumstances:
• the booking has been paid through fraudulent means;
• the booking has been altered by anyone other than SLIL (or its agent) or has been tampered with or defaced (and in which case SLIL reserves the right to retain such booking documentation);
• the person checking in is not or cannot prove that he/she is the person named in the SLIL Booking Confirmation by presenting a valid photo ID (driver’s license, passport, national ID);
• as permitted under the provisions of these Terms and Conditions; and
• the person checking in, at SLIL’s sole opinion, might behave in an irresponsible manner or in a manner that will compromise the safety of, or cause damage and/or harm to the apartment, the other guests, staff or any other persons or the reputation of SLIL.
12. Limitation of liability
Guests are responsible for their own safety.
Nothing in these Terms and Conditions shall limit or exclude SLIL's liability for: (a) death or personal injury caused by its negligence; (b) fraud or fraudulent misrepresentation; or (c) any other liability which cannot be limited or excluded by applicable law.
Always subject to the preceding paragraph, SLIL's total liability to you and any of your guests, whether in contract, tort (including negligence), for breach of statutory duty, or otherwise, arising under or in connection with our agreement shall be limited to the greater of the total amount payable by you to SLIL under our agreement or £500.
Subject to the immediately preceding two paragraphs, SLIL does not accept any liability for failure to provide a property or service due to circumstances beyond SLIL’s control. In such an event, or if a property has mistakenly been double booked, SLIL will use all reasonable endeavours to find a suitable replacement property of an equal standard
13. Privacy & Data Protection
SLIL provides no guarantee regarding the website and content.
You are solely responsible for your use thereof.
While SLIL will make every effort to ensure that the information on the SLIL website is accurate, SLIL do not warrant or represent its accuracy.
SLIL reserves the right to correct an inaccurate price or other website information at any time.
Differences between the descriptions and /or photos on the SLIL website and those actually found at the property will not constitute a basis for cancellation, any refund or other claims against SLIL.
SLIL reserves the right to cancel, amend or vary the arrangements and content featured on the SLIL website and/or change or add to these terms and conditions at any time without prior notice.
We each acknowledge that the agreement between us constitutes the entire agreement and understanding between us with respect to the subject matter, and supersedes all prior discussions, understandings and agreement between us and their agents, except for such variations as shall be agreed in writing between us.
You agree that in entering into this agreement, you are not relying on any statements, warranties or representations given or made (whether negligently or innocently and whether express or implied), or any acts or omissions by or on the part of SLIL except those expressly set out in these terms and/or your SLIL booking confirmation.
A person who is not a party to the agreement formed between us shall not have any rights under the Contracts (Rights of Third Parties) Act 1999 to enforce any term of such agreement.
The agreement between us and any dispute or claim (including non-contractual disputes or claims) arising out of or in connection with it or its subject matter or formation shall be governed by and construed in accordance with the law of England and Wales.
We irrevocably agree that the courts of England and Wales shall have exclusive jurisdiction to settle any dispute or claim (including non-contractual disputes or claims) arising out of or in connection with the agreement between us or its subject matter or formation.
Our company operates in accordance with the Disability Discrimination Act 1995 and the Equality Act 2010 and, as such, we encourage all prospective guests to talk to us about any special accommodation requirements they may have. We will be pleased to discuss our most appropriate accommodation solutions with the aim of making all guests' stay as comfortable as possible.
